The season in one paragraph
Wailea sits on Maui’s leeward south coast, where the mountain takes the rain and the hotels get the sun. The result is a resort strip with the most reliable weather in the state and a rate calendar to match: winter is whale season at full price, summer is family season at full price, and the quiet weeks fall in the gaps between them.
That is why this offer’s travel window is interesting. It runs to July 31st 2027, which is the end of the expensive half of the year and not the beginning of the cheap one. September and October, when Wailea is quietest and cheapest, are outside it entirely.
What moves the price
The four-night minimum, first. A 25 per cent discount that requires four nights is a discount on a stay you were probably taking anyway; on Maui, four nights is about the shortest trip that justifies the flight.
Then the blackout calendar, which the listing flags but does not publish. Christmas, New Year and spring break are the weeks a Wailea resort does not need to discount, and they are the weeks most likely to be excluded. Assume they are and check before you build a trip around them.
Then the room. $759 is a starting rate against a $1,012 comparison. A garden-view room and an ocean-view suite are different prices, and the percentage applies to whichever you book.

The booking window
Book by November 9th, travel by July 31st 2027. That is a fourteen-month spread between the deadline and the end of the window, which is unusually generous for a hotel rate and says plainly what the offer is for: filling a calendar, not moving a specific week.
The practical consequence is simple. Booking now for next June costs you nothing but commitment. Booking in April for next June will cost you the rate.
Peak versus shoulder, honestly
At $253 a night off, four nights saves $1,012 — the same figure as the comparison rate, which is a coincidence worth remembering when a hotel quotes a percentage. The number you actually keep is $253 a night.
The honest read: this is a good rate for the address in the weeks it applies, and an irrelevant one in the weeks it does not. Wailea in late April is worth $759 — the whales have gone, the weather has not changed, the water is warm and the resort is not full. Wailea between Christmas and New Year is worth a great deal more than $1,012 a night and will not be sold to you at a discount.
Book it if you can move your dates into the shoulder and can take four nights. If your dates are welded to a school holiday, call before assuming the rate applies. The blackout line is doing real work in this listing.
